After all the hard work of getting your home ready for sale, with all your ducks in a row, the I’s dotted and the T’s crossed, it’s now time to launch your home onto the market!

The property formally comes on the market with its submission to the MLS or Multiple Listing Service. This is the system where all buyers go to look for homes for sale, and sets up the rules which are followed by agents show homes, make offers, and are compensated. The listing will shine with the dozens of professional photographs taken just after the prep work is all complete.

The MLS system is used by every Realtor in the area and by virtually every buyer in the area, and entry on the MLS is critical to getting the highest price and best buyer for your property. Once the home has been posted on the Multiple Listing Service and this website, it’s time to really crank up the marketing campaign.

We maintain a database of approximately 2,200 individuals who are interested in buying real estate. We will send all of them an e-mail notice informing them of your listing and inviting them to an open house. Your property will also be target-marketed on Facebook and Twitter, with local ads targeting buyers who live in the area.

Your home will also become a featured listing on Zillow, Trulia, Yahoo Homes, Homes.com, and many other web sites. This means it will more often appear at the top of the search results page for your area, increasing the number of eyeballs on your listing. In fact, being a featured listing can result in as much as a 500% increase in buyer traffic from those sites. In addition, when your listing appears on these web sites, other agents will not appear associated with the listing, as is typical on these services. Instead, your own real estate agent will be displayed, and all buyer inquiries from these web sites go directly to your agent, who is best able to answer questions, respond to showing requests, and ultimately close the deal.
