Once the inspections are complete and a full set of repair bids have been obtained, the seller can determine which repairs, if any, are to be made on the home.

If it is deemed advantageous to make repairs prior to putting the home on the market, repairs are made at this time. Once any repairs have been completed, it’s time to put the icing on the cake and complete the home preparation and staging. Home preparation includes landscaping, cleaning, de-cluttering, de-personalizing, and other cosmetic improvements as suggested by the staging consultant which might include repainting, new flooring, moving or removing and replacement of furniture and the like. If the home is vacant, the seller may opt for a full staging package where furnishings and dŽecor are rented for a period of time to enhance the home’s appeal.

It is also during this time that the seller’s estimated sale proceeds will be calculated. This can be calculated for a variety of scenarios, so the seller can best determine which repairs and cosmetic improvements make the most sense to the bottom line.
